What to look for
Signs your roof needs a repair
- A slipped, cracked or missing tile or slateOften after wind or frost. Rain then gets onto the felt.
- Ridge tiles rocking or mortar on the groundThe bedding mortar under the ridge has cracked and let go.
- A damp patch after rainOn a bedroom ceiling, in the loft or round the chimney breast.
- Lifted lead round the chimney or a wallFlashing that’s come away lets water run down inside.
- Moss and debris in the valleysValleys carry the most water. Blocked or cracked ones overflow.
- Water running down the wallA blocked or misaligned gutter, or a roof edge that’s failed.

We look at the roof before we price the job
We work out where the damage or the water is likely coming from before anything is priced, so the quote is for the job the roof needs.
If we think a repair isn’t the right job, we’ll say so. If your roof is past patching, see new roofs and re-roofs.
Ridges, slates, valleys and lead
Ridge and hip tiles sit on a bed of mortar that cracks with age. They can be re-bedded in fresh mortar, or a dry-fix system can clip and screw each ridge tile down instead. On slate roofs, a slipped or broken slate is replaced and fixed back in among the old ones.
Valleys and lead flashing are where many leaks start: where two slopes meet, round a roof light, or where the roof meets a wall or chimney. For water already coming in, see roof leak repair; for stacks, see chimney repairs.

Bay, porch and flat roofs
Not every repair is on the main roof. Bay window roofs, porch canopies and flat roofs over extensions all leak in their own ways. We repair them where the roof can be saved, and say plainly when it can’t. Flat roofs have their own page: flat roofing.
How roof repair prices work
Every roof is different, so there’s no price list. The cost depends on what’s wrong, how much of it there is and how the roof is reached (a ladder, a tower or scaffold). You get the price before we start.

Questions
Roof repair questions
How much does a roof repair cost in Lancashire?
It depends on what’s wrong and how the roof is reached, so we don’t guess over the phone. We look and give you the price before any work. The quote is free.
Can you repair a roof in the rain?
Most repairs need a dry spell to be done properly, so the work is planned around the weather.
Do I need planning permission for roof repairs?
Generally not for like-for-like repairs. If your house is listed, or in a conservation area with an Article 4 direction, check with the council before changing materials. More roofing questions.
Will you tell me if I need a new roof instead?
Yes. If we think a repair isn’t the right job, we’ll say so and explain why. Often a repair is all that’s needed.
Do you repair ridge tiles on their own?
Yes. Loose ridge tiles can be re-bedded on their own, or the ridge can be changed to a dry-fix system.
